Why Delaying a Roof Replacement Is a Bad Idea

If your roof is showing signs of wear and tear, such as shingle cracking and buckling, it’s probably time to have it replaced. While replacing a roof is a significant home improvement project, it should not be put off. Otherwise, you risk putting your belongings and your family’s lives in harm’s way. Here’s what can happen if you delay the project.

Water Damage

Water leaks often occur when the materials in your roof start to lose their protective barrier, such as shingle granules wearing off. As such, it’s best to replace your aging roof right away. Failure to do so can lead to water damage. The water not only wreaks havoc on your roof components, but also promotes mold and mildew growth. If left unaddressed, the spores can spread indoors, affecting family members with asthma or other respiratory conditions.

Structural Issues

The longer your roof is exposed to moisture, the more the plywood decking underneath becomes susceptible to losing strength. As time passes, sagging on the roof surface starts to develop. In some cases, moisture may rot the structural beams of your roof, which can potentially lead to a roof collapse and compromise the structural integrity of your home’s structure. This is particularly true when it comes to one-story houses.

Poor Appearance

A roof in a poor condition will lower the overall value of your home. If you are planning to sell, you should consider replacing your roofing system first. When homebuyers see that your roof has missing shingles or clear signs of stains, they will turn away as they don’t want to undertake a renovation after moving in. Replacing your roof before putting your home on the market will not only improve the property’s curb appeal, but also increase the resale value of your home.

Rising Energy Bills

Holes or gaps in your roof can be an issue, not only because of what gets in, but also because of what gets out. The heated or cooled air from your HVAC system, for example, can escape through gaps in your roof. When running a furnace, you may notice hot air rises and exits, creating drafts. Remember, holes in your roof can cause your HVAC units to work twice harder, driving up your monthly energy bills and shortening their lifespan.
