What Counts As Normal Roof Aging?

Aging begins as soon as a roofing system is installed and exposed to the elements. Aging factors vary from one roof to another and one climate to another, so it can be difficult to estimate the projected lifespan of a roof. While a metal roofing system will generally last longer than an asphalt shingle one, factors like climate, quality of materials and frequency of maintenance can all affect the lifespan of the roof. Being aware of what is considered normal roof aging and what is not will help homeowners make the right decisions when it comes to roof maintenance, repair and replacement.

Normal Signs of Roof Aging

Some wear and tear should be expected, with some climates and environments being tougher on roofs than others. Ice, snow, hail, pollution, sunlight and falling tree limbs all contribute to normal roof aging. Extreme spikes and dips in temperature can also affect how quickly a roof ages.

Even some visible signs of aging in roofing systems are considered normal and not a big cause for concern. Dark brown or black algae streaks on the roof surfaces, for instance, may detract from a roof’s beauty but don’t usually affect its performance. Minor granule loss and small surface cracks are also normal signs of weathering.

Abnormal Signs of Roof Aging

Not all signs of roof aging are benign, and serious roof wear must be given close attention. For example, open blisters expose the inner layers of asphalt shingles, making them vulnerable to water penetration. Other contributors to roof aging that must be addressed quickly include inadequate roof ventilation, incorrect installation and issues with the roof deck, all of which can lead to shingle distortion (buckling and curling) and premature roof failure.
