Other Causes of Roof Sagging That Aren’t Roof-Related

Curved and wavy roofs shouldn’t be ignored as they indicate sagging and other types of damage. This happens more often to roofs that have suffered from long-term damage that wasn’t repaired properly. It can also appear on old roofing surfaces that are already at the end of their lifespan. But if you’re having curved and wavy shingles on your roof’s surface and it’s still only a few years old, the causes may not always be roof-related. 

Learning about the non-roof-related causes of sagging makes it easier for you to address the issue. We’ve listed some of the most common ones here:

Drainage and Undercutting Problems

When water leaking from your drainage system erodes the soil under the base of your home’s foundation, it can lead to undercutting problems. Even if your drainage isn’t leaking, undercutting can still happen if a nearby sewer line is leaking into the soil and turning it soggy. Incorrect downspout placement can also affect the foundation, especially if the water runoff isn’t properly discharged. And if you live near a stream or creek, it may also erode part of the soil underneath your home.

Tree Encroachment

Roof sagging can also be caused by nearby tree subsidence, though not directly. Their roots can have a wide reach underground, and if you have a few lining up part of your home exterior, they can affect its foundation over time. They turn the soil loose by slowly gathering its moisture and nutrients, making them compact and stick closer together. This leads to shifting and may even sink some of the foundation bases. When one base is lower than the rest, it can cause not just roof sagging but also other structural issues.

Foundation Damage

When the ground under your home’s foundation becomes unstable, it can lead to cracks and other types of damage. Shifting and moving foundation slabs can lead to tilting and sloping in some parts of the floor. This can also happen slowly over time, which means it won’t be easily noticed unless your home was inspected by an experienced contractor. If left unaddressed, the damage can worsen and cause more than just roof sagging.
